The Problem: The Kaufman ISD, located 30 miles east of Dallas, consists of seven educational campuses serving approximately 3,800 students. Every time it rained, over 50 leak work orders were generated due to worn and damaged roofs and walk pads on school district buildings. Helen Edwards Early Childhood Center is one of many projects within the district.
The Solution: The J Reynolds & Co. team decided that a rejuvenation with the GacoFlex S20 Roof Coating System including SF2036 WalkPad (fluid applied walk pads) was the best solution for Kaufman ISD. This would save half the cost of re-roofing the facility entirely, which means that two school district roofs could be rejuvenated for the same price as re-roofing a single facility. In addition, avoiding a tear-off reduced the risk of environmental exposure in the event of a rainstorm moving in mid-project. Maintenance work created by environmental damage could have affected the timeline of the school opening on time in the fall.
Unique Characteristics: Since the building is a school, the work occurred during the summer calendar break. The ease of application and quick cure time of the GacoFlex S20 Roof Coating System would allow the project to be completed quickly.
Installation Details: The roof was washed with GacoWash Concentrated Cleaner and allowed to dry. Then the GacoFlex E5320 2-Part Epoxy Primer/Filler was applied. After that all seams and penetrations were sealed using GacoFlex SF2000 SeamSeal Solvent-Free Silicone Sealant. After allowing sufficient time for the SeamSeal to cure, the GacoFlex S20 Series Solvent-Free 100% Silicone Coating was installed to create a waterproof membrane over the existing roof. Finally, GacoFlex SF2036 WalkPad Solvent-Free Silicone Walkway Systems were installed to create a safe and solid waterproof roof.
This process created a sustainable and highly reflective monolithic roof system which was cost effective for the building owners. The owners report that the installation has eliminated all leaks from the roof and has lowered their energy bills. This has allowed maintenance personnel to focus on other work orders within the school district as the roofing and cooling budgets were reduced and dollars were shifted to update and/or replace needed equipment.
The GacoFlex Area Manager conducted an inspection of the restored roof and the project qualified for a 15-year warranty.
